Hyderabad: The city witnessed an increase in rental demand by 10.8 percent in the first quarter of 2023, from January to March, says a recent study.

Magicbricks, an online real estate platform, released its latest ‘Rental Housing Index’ highlighting a 4.1 percent QoQ and 15.3 per cent YoY surge in average residential rents across the country.

Hyderabad stood the third highest with 10 percent of the increase in demand after Chennai (14.3 percent) and Bengaluru (12.2 percent).

The city saw a slight decrease in the number of available rental spaces by 0.6 percent, when compared to the last quarter of 2022.

The report also observes that the rents in the city have surged by 4.9 percent in the last three months.

“The Indian rental housing market is demonstrating a buoyant revival and the macroeconomic trends affirm that this is expected to persist through the coming quarters. It is noteworthy that major southern cities have exhibited resilience as they continue to attract talent from across the country,” said Sudhir Pai, Magicbricks’ chief executive officer.

The report also revealed that while 2-bedroom, hall and kitchen (BHK) houses continued to be the most preferred rental properties, the demand for 3BHKs grew by almost 6 percent QoQ, indicating an increasing preference for spacious homes.

Amid layoffs, techies now hit by soaring rents in Bengaluru

Bengaluru: Soaring rents in Bengaluru have emerged as a major challenge for the software professionals who are already affected by salary cuts and fear of layoffs.

As companies are slowly coming out of hybrid working mode and making reporting to office compulsory, techies from across the country are coming back to Bengaluru and settling down.

The rents for flats, independent houses and residential facilities in Bengaluru, especially those which are close to IT parks, have almost doubled.

The techies, especially those in early phase of their career, are finding it difficult to afford exorbitant rents and they are considering to migrate to distant localities that have afforable rents as well as good connectivity with their workplaces. Bachelors are coming together to share the living space while married ones are finding it hard, explain industry sources.

Magicbricks Property Index Report for January to March revealed that residential demand (searches) in Bengaluru increased 10.3 per cent QoQ, making it amongst the top 3 preferred metros in India.

During the same time, residential supply (active listings) observed a marginal decline of 1.1 per cent QoQ and the demand-supply mismatch led to an increase of 2.5 per cent in the average property rates.

The average rates of ready-to-move and under-construction properties increased 2.5 per cent and 2 per cent QoQ, respectively.

The report also stated that Bengaluru records the second highest increase in residential demand (10.3 per cent QoQ).

Sarjapur Road emerged as the most preferred residential area in Bengaluru, the report said.

The report also revealed that 3BHK configurations gained the highest traction commanding a share of 48 per cent in the total residential demand during this (January-March) quarter and 43 per cent share in the total supply (listing).

This was followed by 2BHK configurations which held 38 per cent share of the demand and 43 per cent of the supply in the city.

Elaborating on the trends, Sudhir Pai, CEO, Magicbricks commented: “Several multilateral agencies have projected that the Indian economy will grow by 6-7 per cent in FY23, despite the global slowdown. The recent Union Budget has also introduced several encouraging initiatives, including substantial allocations to PMAY and UIDF, which have set the wheels in motion for facilitating employment opportunities and infrastructure development.

“Given the under-served demand for home-ownership in the affordable and mid-range segment, we are optimistic about the growth trajectory for residential demand in the coming quarters as well. We anticipate that the market will stabilise, supplemented by new projects and expedited delivery of under-construction properties, which will open up new avenues for investment and innovation.”

What could you do with a million dollar profit? A lottery winner is now renting out a house on his luxury estate through Airbnb.

Kassel – Thousands of lottery players wish they could hit the jackpot one day. But what would you do with a million dollar profit? I guess everyone has their own ideas. In the UK, a man has won nearly £150million in the lottery and is now renting out a house on his estate through Airbnb, the British newspaper reports The Sun.

Along with his wife, Adrian Bayford won the UK’s biggest lottery win at the time – a whopping £148million. At the current exchange rate (February 27, 2023), that is almost 170 million euros. They invested the money, among other things, in a multi-million dollar property. Now visitors and vacationers can stay there – and at a bargain price. An overnight stay at the country estate between Cambridgeshire and Suffolk costs just £110.

Despite winning millions: Lottery winner rents out house on Airbnb

The Airbnb is only about 300 meters from the lottery millionaire’s villa. As the The Sun reports, the house has a modern kitchen with dining area, a beautiful living room, a master bedroom, another twin bedroom and a single bedroom. Guests can also look forward to a private garden with a terrace and seating areas.

From an economic point of view, the holiday home on the millionaire’s estate is not worthwhile. He should only earn as much as the interest on the million jackpot brings him in just 13 minutes. “It makes you wonder if he even knows how rich he really is,” a friend of Adrian Bayford told The Sun. “Adrian is a really warm, generous and hospitable person, but he doesn’t need strangers staring at him,” he added. He thinks it’s a bit crazy that he now lets strangers live so close to his own house. The friend goes on to say that Bayford likely has other reasons than just making extra money.

Adrian Bayford seems happy to spend his lottery winnings, but life becomes a nightmare for other lottery winners. It’s even less likely to match all the numbers and still not win like another young couple from Great Britain. (kiba)
