New Delhi: Global economic slowdown, tech layoffs and hybrid work have impacted gross leasing of office space in India, as flexible office space providers share reached almost at par with traditional tech companies in the first quarter of 2023, a report has shown.
Leasing by flex space operators in Q1 2023 inched closer to that of technology companies for the first time ever, according to the report by Colliers India.
Flex space occupiers leased 2.1 million square feet of space, accounting for 20 per cent, a little behind the technology sector’s share at 22 per cent.
Together, both the sectors accounted for nearly 42 per cent of the total leasing across top six cities.
“Share of technology sector has declined steadily from 34 per cent in Q1 2022 to 22 per cent in Q1 2023, as corporates continue to focus on building in operational efficiencies through a hybrid model,” said Peush Jain, Managing Director, Office services, India, Colliers.
While Hybrid working has impacted demand for conventional office spaces, it has also fuelled demand for flex spaces across top markets.
“As long-term growth drivers for the tech sector remain strong in India, the technology sector will continue to drive office leasing activity through a mix of conventional and flex spaces,” Jain added.
Bengaluru and Delhi-NCR were the most preferred locations for top flex operators for their portfolio expansion.
Bengaluru accounted for nearly half of the total flex leasing during the quarter, followed by Delhi-NCR at 30 per cent share.
Occupiers’ interest in flex spaces remain unabated as they continue to blend their conventional real estate portfolio in a bid to control costs while providing convenient ways to work for their employees.
Large technology occupiers have also been leasing spaces in flex spaces due to their added benefits such as flexible lease terms, lower capex and modern workplace designs, said the report.
This coupled with ongoing recessionary conditions and layoffs in the technology sector has led to a relative pushback in conventional leasing by these occupiers.
The year 2023 has begun on a cautious note registering a 19 per cent YoY decline in leasing activity across top 6 cities at 10.1 million square feet during the first quarter.
“Although office absorption is currently facing temporary downward pressures, leasing activity will likely pick up especially towards the latter part of the year, driven by strong growth fundamentals,” said Vimal Nadar, Senior Director and Head of Research, Colliers India.
Hyderabad: YSR Telangana Party (YSRTP) chief YS Sharmila attempted to besiege the TSPSC office to protest against the TSPSC paper leak case. However, she was detained by the police, on her way before she reached the TSPSC office.
Sharmila alongside YSRTP activists staged a protest on the road in front of the office gate.
Following a ruckus, the police arrested Sharmila to avoid any possibility of tension due to the agitation.
Women police personnel bodily lifted Sharmila and shifted her to a waiting police vehicle. Other protesters were also detained by the police. She was later taken to a police station.
Earlier, the YSRTP leader alleged that only small fish were arrested in the paper leak case while the powerful ones were roaming freely. She demanded a probe by the Central Bureau of Investigation (CBI).
Sharmila slammed the state government for not allowing her to stage a protest in a peaceful and democratic manner. She said whenever she is trying to protest, police are placing her under house arrest.
She alleged that hundreds of policemen were deployed around her house. “They have also issued a lookout notice for me. Am I a criminal,” she asked.
While protesting, Sharmila asked if arrests and filing cases would solve the fair demands of the students. Tensions prevailed after the YSR leader entered into arguments with the police.
The TSPSC conducted examinations on March 5 for 833 vacancies of Assistant Engineer, Municipal Assistant Engineer, Technical Officer, and Junior Technical Officer in various engineering departments.
A total of 55,000 candidates attempted the written exam.
However, the Commission suspected leakage of the question paper and complained to the police.
On March 13, the police arrested nine people, including two employees of the TSPSC.
Following the arrest of the accused, the Commission cancelled the exam and also postponed other exams scheduled to be held later this month.
Hyderabad Police Commissioner C.V. Anand handed over the investigation to SIT.

Bengaluru: The National Investigation Agency (NIA) probing the murder of BJP Yuva Morcha activist Praveen Kumar Nettaru has seized an office of the Popular Front of India (PFI) in Sullia town of Dakshina Kannada district, sources said on Monday.
According to sources, the PFI office in Sullia was used for carrying out terrorist activities. The office was located on the first floor of Tahira complex on Aletti Road in Gandhinagar.
The copy of seizure has been sent to the owner of the property, District Commissioner, Superintendent of Police of Dakshina Kannada district. The order maintains that the property should not be leased or rented out. Directions have been given against shifting any property from the office or taking up renovation work.
Sources explained that the conspiracy to murder Praveen Kumar Nettaru was hatched in the office. Praveen was hacked to death by assailants in their third attempt.
The NIA sleuths had submitted a charge sheet against 20 persons with the Special NIA court in Bengaluru. The charge sheet contains 1,500 pages and statements of 240 witnesses.
NIA had earlier sealed the Mittur Freedom Community Hall in Idukki village near Bantwal town in connection with murder case in February.
Praveen was hacked to death at the height of the hijab and halal crisis in the state on July 26, 2022. The incident had taken place in Bellare near Sullia in Dakshina Kannada district.
The Socialist Democratic Party of India (SDPI) had announced a ticket for Shafi Bellare, an accused in the Nettare murder to contest in the upcoming Assembly election in Karnataka. The development raised a debate in the state.
Shafi Bellare is presently lodged in prison in connection with the murder. He was arrested by the NIA and is currently in its custody.

“Our law enforcement partners will ensure that any specific or credible threats against the office will be fully investigated and that the proper safeguards are in place so all 1,600 of us have a secure work environment,” Bragg wrote.
That message followed an earlier warning by Trump that his supporters should “Protest, take our nation back!” if he was arrested in connection with Bragg’s probe.
A spokesperson for Mayor Eric Adams said, “While we cannot comment on the specifics of any ongoing investigation, no public official should ever be subject to threats for doing his or her job. A jury convicted Williams in December of civil disorder and resisting police but deadlocked on a charge that Williams obstructed Congress and abetted the theft of Pelosi’s laptop. Williams is on tape entering Pelosi’s conference room while other rioters took the laptop, and she encouraged them to steal it, but Williams’ lawyers contended that it was unclear if the other rioters heard her comment.
Jackson spent much of her sentencing colloquy dismantling the defense’s claim that Williams was too young or too small to be responsible for the grave offenses the government charged. The defense team leaned on Williams’ youthful demeanor and the fact that she seemed briefly confused about which building was being stormed — calling it the White House as she approached. But Jackson said any momentary confusion Williams expressed was clarified by her repeated acknowledgment of why she was there.
