    Hyderabad: People always face a dilemma while choosing between buying flats and purchasing plots in Hyderabad. As both options have their own pros and cons, opting for one is based on personal preferences.

    A survey conducted by India’s first proptech unicorn NoBroker found that around 54 percent of home buyers prefer new, ready-to-move houses in Hyderabad. It also found that Manikonda, Kukatpally, Ameerpet, Hafeezpet, and Banjara Hills are witnessing a rise in demand.

    As per the survey, the micro-markets that are performing worst in 2023 include Nizampet, Attapur, Financial District, Meerpet, and Miyapur. These real estate markets show a dip in the interest shown by the buyers in Hyderabad.

    Pros and cons of flats and plots in Hyderabad

    To understand the pros and cons of flats and plots in Hyderabad, it is necessary to analyze the options based on certain parameters.

    Flexibility: Plots give a lot of flexibility when compared to flats.

    Plots allow persons to build their dream house as per their preferences and taste. In the case of flats, there is no complete freedom in deciding the structure of the house.

    Appreciation rate: The returns are higher in the case of open plots. Due to the fact that there is limited supply of land, plots appreciate faster than apartments.

    Apart from it, as flats are prone to deteriorate over time, their values are also likely to decrease.

    Financial assistance: As Loan-to-Value (LTV) for plots is less when compared to flats in Hyderabad, arranging funds for open plots is little difficult.

    On the hand, financial assistance are easily available for purchasing flats.

    Income: If someone is looking for rental income, then flats will be a better option as in the case of plots, income will not be generated immediately.

    Rental real estate market in Hyderabad

    The survey also revealed the trend in the rental real estate market in Hyderabad. It found that some of the localities are witnessing a rise in demand as people prefer to reside there due to various reasons.

    As per the survey, Kukatpally, Gachibowli, Kondapura, Manikonda, and Madhapur are witnessing high demand.

    Hyderabad: Three people are suspected to have got trapped inside the ill-fated commercial building at Secunderabad here where a major fire broke out, police said on Friday.

    Personnel involved in the rescue and relief operation could not go inside the building on Friday as it faced the possibility of collapsing with its slab breaking up, official sources said.

    Authorities used drone cameras to locate the three persons, who were workers in the building, and efforts were on to trace them.

    An official said experts have analysed the structural stability of the building and a decision would be taken on its demolition after they submit a report.

    Police personnel have been deployed to prevent people from entering the scene of accident as experts stated that the building is in a bad condition following the blaze, a police release said.

    As a precautionary measure, the residents of houses in the vicinity of the building have been asked not to stay in their homes. Many of them left for their relatives’ places, while some have been provided temporary shelter.

    Union Tourism and Culture Minister G Kishan Reddy, Lok Sabha member from Secunderabad, visited the residents of the locality on Thursday.

    He said a survey of warehouses and godowns which are located in residential localities in Hyderabad should be conducted and further action taken.

    Meanwhile, Arvind Kumar, Special Chief Secretary (Urban Development) said a meeting a would be held with senior officials on fire safety on January 23.

    “Having a meeting on Jan 23 with @GHMCOnline, addl DG Fire services and Prl secy Home on fire safety, fire audit and statutory compliances required to be complied with depending upon the nature of trade/storage & shall be insisted upon henceforth,” he tweeted.

    A major fire broke out in the five-storey commercial building on Thursday and authorities evacuated residents of the adjoining buildings following the blaze which was brought under control after a seven-hour long operation.

    A blanket of thick black smoke engulfed the area for several hours.

    No one was injured in the incident, and unconfirmed reports on Thursday said two persons were trapped in the building.

    Officials, on Thursday itself, ruled out the possibility of survival if anyone was stuck inside the building in view of severe heat and smoke.

    Hyderabad: Dobara, a city-based non-profit organisation for the elderly has organised a special age-friendly visit to the All India Industrial Exhibition-Numaish at Nampally on January 19.

    Several elderly people from five NGOs who visited the exhibition were delighted and discussed the spirit of the place.

    Founded by Mateen Ansari, the place caters to elders from various old age homes across the city in addition to multiple outdoor activities for the physically disabled from time to time.

    One such day outing for them was taken up where the Numaish society provided them with as many as fifty wheelchairs, facilitated by young teenagers one for each elderly person, who volunteered their visit.

    Speaking to Siasat Daily, a volunteer from Fatima old age home, who came along with twenty-two elders stated that people getting into these homes are mostly missing cases and those coming from other NGOs.

    Talking about counselling young minds to take care of their parents, the volunteer added that they mostly do not adopt such cases in order to let the old parents stay with their kids.

    Another helper said that Dobara is a platform which creates a blend between two generations.

    “The very fact that students from education institutes are invited to volunteer the elders, is to teach them to handle elderly people with tenderness,” he added.

    “Dobara is nothing but living life altogether once again,” he remarked.

    An elderly person, Zulaiqa Banu who has been living in Dobara for the past two years, said that being a part of the organisation has given her multiple opportunities to visit fun events despite her disability.

    Hyderabad: A six-member delegation of the Defence Research and Development Lab (DRDL) visited the HCP (Hyderabad City Police) commissionerate and the Integrated Command and Control Centre here at Banjara hills on Friday.

    The officials of DRDL were briefed on how the facility aggregates information across multiple applications, CCTVs, and traffic sensors deployed across the state.

    The tech team of HCP also explained how the application smartly works in the backend to trigger alerts on crowd gathering, geo-fence alerts, un-attended baggage, traffic congestion etc.

    The delegation was then taken on a tour of the premises, which included the helipad, and auditorium.

    They have explored other key sections in the building state emergency operations centre (Dial 100), multi-agency operation centre and the technology fusion center.

    While touring the building, the delegates were briefed on the evolution of city police functioning and the modernisation of police organisation after the formation of Telangana.

    Later they called on the city police chief CV Anand and presented a memento who welcomed the delegation and said he was happy to have them at their workplace.
