Are flats in Hyderabad better option for homebuyers?

For those considering buying a home in Hyderabad, the decision between investing in a plot or an apartment can be quite challenging. While flats in Hyderabad have their own advantages, investing in a plot has several benefits worth considering.

One of the significant advantages of buying an open plot in and around Hyderabad is the assurance of a premium, independent lifestyle and complete ownership of the land. Unlike flats, plots offer the possibility of a private and more spacious living environment without sharing land space with others.

Moreover, owning a plot gives buyers the option to design and construct their dream home with personal preferences in mind, including a backyard and ample parking space. In addition, plots tend to appreciate more than flats, providing a bigger resale value in the long run.

Overall, while both options have their unique benefits, buying a plot in Hyderabad can be a sound investment choice for those seeking a more private, personalized, and appreciating asset.

  • BJP guarantee of development, Cong-Left promote violence and scams: Modi in Tripura

BJP guarantee of development, Cong-Left promote violence and scams: Modi in Tripura

    [ad_1]

Agartala: Prime Minister Narendra Modi said at an election rally in Tripura on Monday that the BJP is the guaranty of development while the Congress-CPI(M) promote violence, corruption and tried to keep the people poor.

Modi in his third election rally in three days said that the Left and Congress are doing ‘kushti’ (fight) in Kerala and ‘dosti’ (friendship) in Tripura. “Many people belonging to the Congress party were killed by the Left cadres in Tripura. The victim Congress family members would never vote for the Left parties. All of you should reject the unholy alliance for the betterment of Tripura,” the Prime Minister said.

He stated that during the Left regime “Chanda” (donation) collection was the only job of the Left cadres, who treated the people of Tripura as their “Ghulams” (servants). “Cadre Raj was prevailing in the police station to trade and business. If anyone hoisted flags other than CPI-M they were attacked. The BJP removed the red signal (defeated the Left parties) in the 2018 elections. The Left parties and Congress want to keep Tripura backward and the people to remain poor,” Modi claimed.

The Prime Minister said that the Left and the Congress looted Central funds. “One Congress Prime Minister earlier himself confessed that only 15 paise of the Centre’s one rupee reached the people.”

Highlighting the performance of the double engine government (Central and state governments), he said that the Ayushman Bharat Yojana provided the best cashless treatment to the people.

Saying that Tripura topped in the country in providing concrete houses to the people under the Pradhan Mantri Awas Yojana, the Prime Minister said that Rs 500 crore was transferred directly to the farmers’ account as the BJP government started procurement of rice since it came to power in the state. With the initiative of the Tripura government, fruits were exported, benefiting the farmers.

He said that an IIIT, National Forensic University, National Law University are being set up in Tripura and added that development of the tourism infrastructure is underway and can boost employment. “For the bright future of the coming generations people should remain alert against the disastrous plan of the Congress and Left parties’ joint politics,” Modi said, adding that the BJP government’s HIRA (Highway, I-way, Railway and Airway) model would boost the income and creation of jobs.

Noting that Agartala airport is the only such modern airport in the entire northeast region, the Prime Minister said that most of the work on the Indian side of the Agartala-Akahura railway project has been completed and it is continuing on the Bangladesh side. “The new railway project would help Tripura and the other northeastern states in a big way.”

The Prime Minister said that the “Maitri” bridge over the Feni river would boost the economy of the region and make Tripura a hub in southeast Asia. Referring to the visit of Rabindra Nath Tagore on a number of occasions to Tripura, Modi said that the BJP government was taking forward Tripura as guided by Gurudev and the erstwhile kings.

  • Maharajas who played dirty politics and hampered development of Indian cricket

Maharajas who played dirty politics and hampered development of Indian cricket

    [ad_1]

The smooth progress of Indian cricket has frequently been hampered by the whims and egos of the people in power. It happens now and it happened in the past too. Back when Indian cricket was in its nascent stage, the most powerful people in the sport were the wealthy Maharajas. Two of these royal figures, namely the Maharajkumar of Vizianagaram and the Maharaja of Patiala, played a key role in promoting the game but they also indulged in petty politics and treated cricket as their personal fiefdom.

Moreover, the two of them were also at loggerheads with each other and each one tried to become the topmost figure in Indian cricket.

Former diplomat Natwar Singh, who also served as Minister for External Affairs, has written an interesting book about the Maharaja of Patiala Bhupinder Singh. Nobody knows the facts better than Natwar Singh because his wife was Princess Heminder Kaur, granddaughter of the Maharaja. There are some interesting anecdotes mentioned by Natwar Singh in his book titled The Magnificent Maharaja.

The ruler of Patiala was an avid cricket fan and did many things to develop the game in India in the 1930s. But he was also given to sudden mood changes like many rulers who enjoyed tremendous power. According to Natwar Singh, the Maharaja used to refer to ace cricketer Lala Amarnath as a “chokra.”

On one occasion he was annoyed with Lala for some reason. He instructed the famed fast bowler Mohammed Nissar to bowl bouncers at Lala and hit him on the head. “If you can hit that chokra on the head, I will give you a village as a jagir,” the Maharaja told the fast bowler. The towering Nissar, then considered being one of the fastest bowlers in the world, tried hard to do the job that the Maharaja had assigned to him. But Lala Amarnath was too quick and skillful. He avoided the ball every time and Nissar had to remain without his promised gift.

Then there was another occasion when the Maharaja’s mood changed in favour of Lala. “Listen here, chokra. For every run you score today I will give you a gold coin,” said Bhupinder Singh. Lala gladly seized the opportunity, scored a century and got a bagful of gold coins from the Maharaja.

As for the Maharajkumar of Vizianagaram, he was a person whose internecine political games often ruined the progress of cricket. His quarrel with Lala Amarnath was famous and is talked about even today. Well known author Mihir Bose has written: “If Vizzy had been content with being a cricket sponsor, his name would be one of the most revered in Indian cricket. But he was consumed with the ambition to be a great cricketer himself.”

His wealth earned him great influence in Indian cricket. In the early thirties, he donated fifty thousand rupees to the BCCI which was starved of funds. It was a huge sum. With some manipulation, Vizzy got himself named as captain of India in 1936 when the Indian team went to England. The senior players in the squad, including Amarnath, C.K. Nayudu and Vijay Merchant were highly displeased with Vizzy’s methods and therefore the team became divided between Vizzy loyalists and rebels.

But worse was to follow. During India’s match against Minor Counties, Amarnath had a back injury. Nevertheless Vizzy made Amarnath pad up, but did not send him to bat. Other batsmen were sent ahead of him. It prevented Amarnath from resting. An angry Amarnath muttered in Punjabi, “I know what is transpiring.” Vizzy took this comment as an affront, and teamed up with the squad manager Major Jack Brittain-Jones to take revenge. Lala Amarnath was sent back to India for indiscipline. It is also alleged that once Vizzy offered Mushtaq Ali gold watch to run out Vijay Merchant.

Such misdeeds earned Vizzy a bad name and an inquiry held after the tour found that Vizzy was the guilty party in the quarrel with Amarnath. Thereafter, Vizzy maintained a low profile and later became an administrator. He also went into politics and became an MP from Visakhapatnam before he passed away in 1965.

    [ad_1]

Hyderabad: AIMIM floor leader Akbaruddin Owaisi attended a high-level review meeting chaired by IT and municipal administration minister KT Rama Rao on Tuesday.

Home minister Mahmood Ali, Chevella MP Ranjith Reddy and other officials were also present in the review meeting.

Akbar, during an Assembly session on Saturday, had slammed the BRS over the ‘injustices’ done to the Old City. In response to this KTR stated that the AIMIM MLA with just seven seats was taking much more than the time allotted to it.

Akbar angered by his reply had said that the AIMIM will contest 50 Assembly seats in the coming election and try to win at least 15 seats so that his party gets a greater say in the Assembly.

While addressing the review meeting, KTR said that irrespective of political affiliations and areas, the development of the entire Hyderabad was the ultimate motto of the state government.

KTR listed out the projects underway and progress achieved in providing drinking water, power supply, mobility infrastructure, maintaining sanitation, conservation of heritage structures and works on other fronts during the meet.

The Minister said, “As part of the Strategic Road Development Programme (SRDP), strengthening of the road network in the Old City area is going on at a brisk pace and several flyovers, and construction of roads have been completed,” adding that projects worth crores of rupees were underway.

Stressing on road widening in the Old City area, KTR asked officials to speed up the work in localities where it was essential.

He further went on to say that works related to traffic junctions, and the construction of FoBs were under progress and the construction of bridges across the River Musi will be taken up soon.

Drawing attention towards the water supply in the Old City area, KTR said that the drinking water supply has improved in the last eight years and that more than Rs 1,200 crore was spent for the same.

“Over 2.5 lakh tap connections were provided in the Old City under the free water supply scheme of the Telangana government and the HMWS&SB has taken up several initiatives to strengthen the sewage water system.

Regarding future developments, the minister said, “Plans are ready for the restoration of Mir Alam Mandi and that the proposals for the construction of a six-line cable bridge over Mir Alam Tank are in the stage.”

Expressing satisfaction over the priority given to the development of the Old City, Akbar thanked the government and assured that his party would extend all support to implement the development projects.

  • Centre creating hurdles in Telangana’s development: State minister

Centre creating hurdles in Telangana’s development: State minister

    [ad_1]

Hyderabad: Telangana’s Finance Minister T. Harish Rao on Monday alleged that the Centre is creating hurdles in the development of the state.

Presenting the State Budget for 2023-24 in the Assembly, he said while Telangana has been achieving significant development through its own efforts, the Central government has been creating hurdles after hurdles.

He slammed the union government for reducing the state’s borrowing limit and said that in order to complete the irrigation projects within the shortest time, Telangana government resorted to off-budget borrowings well within the limits of FRBM Act.

“During the current year, based on our economic performance and borrowing limits, an amount of Rs 53,970 crore has been included in the Budget as borrowings. But the Central government unilaterally imposed a cut of Rs 15,033 crore and reduced our borrowing limits to Rs 38,937 crore. This decision of the Centre is totally unjustified and uncalled for. These kinds of cuts are against the spirit of federalism and have eroded the rights of the States,” he said.

Harish Rao alleged that the Centre has broken the tradition of implementing in toto the recommendations of the Finance Commission.

The 15th Finance Commission recommended a special grant of Rs.723 crore to Telangana and an amount of Rs 171 crore towards nutrition to ensure that the tax devolution should not be less than the amount of devolution received by the State in 2019-20. By not accepting these recommendations, the Central government denied Telangana of its due share in the Finance Commission grants.

He said in the history Aof the country, no government has ignored the recommendations of the Finance Commission in such a blatant manner.

He termed as totally undemocratic, the Centre’s indifference in the implementation of many provisions in the Parliament enacted Andhra Pradesh Reorganization Act.

Harish Rao pointed out that A.P. Reorganization Act mandates the Central government to provide tax concessions to the successor States in order to ensure industrialization and economic growth in the two States. By providing only nominal concessions, the Central government has ignored the interests of both the States.

“Under section 94(2) of the A.P.Reorganization Act, the Central government shall provide funds for the development of backward areas. Though the Centre is supposed to release a grant of Rs 450 crore per annum, grants for three years amounting to Rs 1,350 crore have not been released.”

The state Finance Minister told the Assembly that NITI Aayog has recommended that a grant of Rs 19,205 crore for Mission Bhagiratha and Rs 5,000 crore for Mission Kakatiya may be released by the Centre to Telangana.

But the Central government has not released even one paise so far, he claimed.

“The 13th Schedule of the A.P.Reorganization Act has mandated the Centre to take necessary steps and to establish institutions for the sustained development of the State in the next 10 years. The Centre by its negligent attitude has not resolved many issues so far.

“Establishment of a Rail Coach Factory at Kazipet, Bayyaram Steel Plant and Girijan University have been specifically mentioned in the Reorganization Act. These mandates have not been fulfilled even after eight and a half years. In addition, the ITIR sanctioned to Telangana has been shelved.

“Another glaring instance of discrimination to Telangana is the order issued by the Union Power Ministry in August 2022. In this order, Telangana government has been directed to pay pending dues of TS DISCOMs amounting to Rs 3,441.78 crore as principal and Rs 3,315.14 crore as late payment surcharge, totaling to Rs 6,756.92 crore to A.P.Genco within 30 days. Though Telangana has been pleading with the Central government regarding dues amounting to Rs.17,828 crore payable by Andhra Pradesh to Telangana Power Utilities, the request has been ignored without any reason. Left with no option, the Telangana government had to approach the Court of Law,” he added.

Telangana budget was presented in Assembly today, It focuses on both development and welfare in the state.

While presenting the budget for the financial year 2023-24, Telangana Finance Minister Harish Rao mentioned that ‘Telangana model’, which combines humanitarian approach, constructive thinking, futuristic planning and transparent administration, is getting accolades both nationally and internationally.

Highlighting the growth in state economy, he said, ‘At the time of the formation of the State, the economy was in a pathetic condition. In the two years preceding the formation of the State, the annual average GSDP growth rate was only 12 percent. This was much lower than the GDP growth of 13.4 percent.

The average annual GSDP growth rate of the State from 2014-15 to 2019-20 had increased by 13.2 percent. In the same period, the growth rate of GDP was lower at 10.2 percent.’

He also mentioned that Telangana has created history by recording the highest growth rate of 11.8 percent in per capita income during the period 2017-18 to 2021-22 among the Southern States.

Speaking on power sector, he said, ‘Telangana has created history by recording the highest growth rate of 11.8 per cent in per capita income during the period 2017-18 to 2021-22 among the Southern States.’

For the welfare of public, caps on the distribution of ration rice to the poor have been removed after the formation of Telangana and each member of the family is being supplied ration rice of 6 kg per month, he said.

By making administration humanitarian, the Government of Telangana has been allocating a lion’s share of its resources to welfare programmes. In a symbolic manner, the previous governments distributed only Rs.200 as monthly pension. Telangana government has increased the Aasara pensions from Rs.200 to Rs.2016. The amount of monthly pension for physically challenged people has been increased to Rs.3,016, the budget speech highlighted.
