    Real estate in Hyderabad: Demand-supply mismatch increases property rates

    Hyderabad: Real estate in Hyderabad has witnessed a significant increase in property rates due to a demand-supply mismatch, according to the Magicbricks PropIndex Report (January – March) 2023. The report revealed that residential demand in Hyderabad grew by 6% QoQ while supply decreased by 14.2% QoQ, resulting in a 5.8% QoQ increase in property rates. The localities of Gachibowli, Miyapur, and Kondapur in western Hyderabad experienced the highest residential demand due to their proximity to the Nehru ORR and major employment hubs.

    The demand for mid-segment properties (Rs 5000-7000 per square feet) has been increasing, accounting for approximately 50% of the demand and supply in the city. With a continued preference for spacious homes, 2 and 3BHKs commanded 90 percent of the total demand in the city.

    Elaborating on the trends, Sudhir Pai, CEO of Magicbricks commented, “Several multilateral agencies have projected that the Indian economy will grow by 6-7% in FY’ 23, despite the global slowdown. The recent Union Budget has also introduced several encouraging initiatives, including substantial allocations to PMAY and UIDF, which have set the wheels in motion for facilitating employment opportunities and infrastructure development. Given the under-served demand for home-ownership in the affordable and mid-range segment, we are optimistic about the growth trajectory for residential demand in the coming quarters as well. We anticipate that the market will stabilise, supplemented by new projects and expedited delivery of under-construction properties, which will open up new avenues for investment and innovation.”

    The report also highlighted that Mehdipatnam (4.27%), Police Colony- Kondapur (3.96%), and Balanagar (3.75%) experienced the highest increase in prices QoQ, while prices in Banjara Hills (-3.94%), Boduppal (-3.77%), and Nanakram Guda (-3.39%) decreased QoQ.

    Hyderabad: The birth anniversary of the last and the richest Nizam of Hyderabad, Mir Osman Ali Khan, was observed on Thursday. Relatives, historians, and others visited Masjid-e-Judi at King Kothi to offer floral tributes.

    On the occasion of his birth anniversary, Mir Najaf Ali Khan, the grandson of Mir Osman Ali Khan, urged the state government to declare a holiday.

    Richest Nizam of Hyderabad

    Mir Osman Ali Khan who ruled the largest princely state in British India from 1911 to 1948 was one of the richest persons in the world, with a net worth of USD 236 billion (adjusted for inflation).

    Mir Osman Ali Khan’s wealth can be gauged by the fact that he used the rare Jacob diamond, a 185-carat lime-sized gem, as a paperweight and owned the Golconda Diamond Mines, which was a significant source of his wealth. He also owned 50 Rolls-Royce cars. In 1937, TIME magazine referred to him as the ‘richest man on the planet.’

    The size of the erstwhile Hyderabad state was roughly the size of the present-day United Kingdom.

    Architect of modern Hyderabad

    Mir Osman Ali Khan was not just known for his wealth but was also a good administrator. He is called the ‘Architect of modern Hyderabad’ for his contribution to the development of the city.

    He established Osmania University in 1918, introduced electricity, developed railways, roads, and airports, and established many institutions, including Osmania General Hospital, State Bank of Hyderabad, Begumpet Airport, and Hyderabad High Court. To prevent Hyderabad from floods, he built Osman Sagar and Himayat Sagar and also built the Nizam Sagar Dam.

    Even after the merger of Hyderabad into India, he was made Rajpramukh of Hyderabad. He served the Hyderabad State between 1950 and 1956 as Rajpramukh.

    He passed away at the age of 80 years on February 24, 1967, and was laid to rest at Masjid-e-Judi at King Kothi.

    Jeddah: In a tragic road mishap, five persons including two from Hyderabad lost their lives on way to perform Umrah in the wee hours of Thursday.

    Riyadh-based families of Ahmed Abdul Rasheed (27) and Mohammed Shahid Khatri (24) who were neigbours in Suwaidi area in Riyadh were traveling together to perform Umrah when their vehicle was hit by another car from opposite direction around 3:00 am on Thursday, according to primary information that revealed by relatives of deceased.

    Ahmed Abdul Rasheed who is a native of Hyderabad along with his pregnant wife Khansa, his three-years-old daughter Mariam, accompanied by Mohammed Shahid Khatri, who was a native of Sikar district in Rajasthan, and his wife Sumayya and their four-year-old son Ammar Ahmed were traveling in a car to Makkah when their car met with a fatal accident.

    Ahmed Abdul Rasheed received severe injuries and currently battling for his life in a hospital. His wife and daughter were killed on the spot. In the accident, Shahid Khatri and his four-year-old son were killed on the spot while his wife Sumayya succumbed later in the evening at the hospital.

    The required legal formalities were completed by the family friends and the bodies are expected to be laid to rest in Riyadh on Friday.

    At the beginning of Ramzan, 21 expatriates living in the Khamis Mushait area were killed in a bus accident on the way to perform Umrah.

    Hyderabad: Hanuman Shoba Yatra procession concluded peacefully amid tight police security on Thursday and the city police commissioner CV Anand stated that the police department mined through data for intelligence in view of disturbances across the country.

    In addition to the mobile patrols of the Task Force and Law & Order wings, a contingent of heavily-armed police officers stood along the 12.2 KM procession route. Police officers in plain clothes mixed with the crowd en route said a police press release.

    CV Anand participated in prayers held at the Ram Mandir at Gowliguda post which he visited and inspected the entire stretch of the procession.

    “In view of the disturbances all over the country, the city police mined its data, last year’s experiences, current happenings for all the intelligence it can glean,” said Anand.

    Thousands of youngsters on two-wheelers took part in the main procession which started at Ram Mandir in Gowliguda around 12:30 pm, and traversed through Putlibowli crossroads, Andhra Bank crossroads, and Kacheguda crossroads in 2 hours.

    CV Anand along with several senior officials from the Road Transport Corporation (RTC), Roads & Buildings department, Greater Hyderabad Municipal Corporation (GHMC), Emergency Management and Research Institute (EMRI) Fire department, and the Electric department monitored the situation through visuals from drones and CCTVs along the multiple routes in the joint command and control centre, a press note said.

    En route 171 tributary processions originated from different parts of City limits, and 50 processions from Cyberabad and Rachakonda commissionerates converged in the main procession at different intersections. Finally, one long procession culminated at Hanuman Temple, Tadbund.

    Hampered by the persistent drizzle, all processions moved at a sluggish pace for 2 to 3 hours and regained momentum toward dusk. Nevertheless, the Traffic Police peered at the volumes and ensured a smooth flow of traffic throughout the day.

    Hyderabad: Telangana Chief Minister K. Chandrasekhar Rao will once again skip receiving Prime Minister Narendra Modi when the latter arrives here on April 6 to inaugurate and lay the foundation stone for various projects.

    The state government on Thursday named Animal Husbandry Minister T. Srinivas Yadav as minister-in-waiting for the Prime Minister’s visit, and he will receive Modi on his arrival at Begumpet Airport.

    This is the fifth time in the last 14 months that the Chief Minister will not be receiving the Prime Minister on the latter’s visit to the state.

    The Prime Minister is scheduled to flag off Secunderabad-Tirupati Vande Bharat Express at Secunderabad railway station and later attend a public meeting at Parade Ground to inaugurate or lay foundation stone for various projects worth over Rs 11,300 crore.

    The latest visit by Modi comes at a time when Telangana police have arrested state BJP President and MP Bandi Sanjay Kumar in 10th class question paper leak case.

    After Sanjay’s dramatic arrest late on Tuesday night, he was sent to judicial custody for 14 days.

    BJP leaders have alleged that Sanjay was arrested deliberately on the eve of the PM’s visit.

    KCR, as the Chief Minister is popularly known, had not received Modi when he had arrived on November 12, 2022 to dedicate Ramagundam fertiliser plant to the nation.

    The ruling Bharat Rashtra Samithi (BRS) had taken exception to the PMO not extending a proper invitation to the Chief Minister.

    Earlier, KCR had skipped welcoming Modi on July 2 when the latter had arrived for BJP’s National Executive meet.

    In May, KCR had avoided welcoming Modi when the latter was in Hyderabad to attend 20th annual celebrations of the Indian School of Business (ISB).

    Just before the Prime Minister’s arrival, the Chief Minister flew to Bengaluru to call on former Prime Minister H.D. Deve Gowda.

    In February last year, KCR had stayed away from receiving Modi on his visit to the city to unveil the statue of equality.

    This had evoked strong reaction from BJP leaders, who alleged that the Chief Minister is insulting the office of the Prime Minister.

    On the cover of his book, he said that he likes observing the birds in their natural habitat so as to understand how they behave in the wild. He said he loves exploring the woods and stated that the best part about it is that he gets to see all the wonderful and colorful birds.
